Tax Forfeited Land Auction 2018

NOTICE IS HEREBY GIVEN that the parcels of land described in the List of Tax-Forfeited Land #2018-1, that is contained herein, shall be sold to the highest bidder at public sale.  The sale will be governed by the provisions of Minn. Stat. § 282.01 and by the resolution of the Lyon County Board of Commissioners authorizing said sale.  All property is sold “as is” and may not conform to local building and zoning ordinances.  Lyon County makes no warranty that the land is “buildable.” 

The minimum bid acceptable will not be lower than the basic sale price.  Other charges to be collected at the sale include a 3% surcharge for state assurance account, recording fee of $46, state deed fee of $25, and the state deed tax.  The balances of special assessments subject to reassessment shown in the List of Tax-Forfeited Land #2018-1 are amounts that were levied before and canceled at forfeiture. These are not included in the basic sale price but may be reassessed by the municipality.  The approved County resolution included the following:

  1. All parcels of tax-forfeited land listed on the List of Tax Forfeited Land be classified as non-conservation land;
  2. The basic sale price of each parcel on the List of Tax Forfeited Land #2018-1 be approved and authorization for a public sale of this land be granted, pursuant to Minn. Stat. § 282.01;
  3. The sale will be held at 10:00 AM, Friday, April 5, 2019 by the Lyon County Auditor/Treasurer in the Commissioner Room at 607 West Main St. in Marshall, for not less than the basic sale price; and that all sales shall be full payment with cash, check, or money order at the time of the sale.

The below list of properties were not sold at a public auction and may be purchased by paying the basic sale price, plus the applicable fees and costs, with cash, check or money order at the Lyon County Auditor/Treasurer’s office (2nd floor of Government Center at 607 West Main St in Marshall). The basic sale price cannot be changed until the parcel is reappraised, republished, and again offered at a subsequent public auction.

New Construction Abatement

The purpose of the Lyon County Tax Abatement Policy for New Construction of Single and Multi-Family Homes is to provide incentives in Lyon County to encourage the construction of new owner occupied and residential rental housing units and increase the value of the future tax base for Lyon County taxpayers. 

Any person or entity who constructs a new single family home, duplex, or multi-family complex consisting of 12 units or less, and who files application material and seeks formal approval from Lyon County between July 1, 2018, and December 31, 2022, may be eligible to receive a tax abatement of the County’s share of increased real estate taxes as a result of building newly constructed housing or a home, for a period of four (4) years provided all of the following are met:

  1. Property is located within Lyon County and zoned and permitted properly for the proposed development project.
  2. The applicant has not and will not receive other local public financial assistance (tax increment financing/TIF, Workforce Housing, Small Cities Development Program), however, this program will coordinate with other local government tax abatement programs.
  3. Project is built to building codes adopted at the time building permit is obtained.
  4. Property taxes are current and paid on time and in full.
  5. Program approval is obtained for construction beginning after January 1, 2018.

Notice of Expiration of Redemption

TO: ALL PERSONS WITH A LEGAL INTEREST IN THE PARCELS OF REAL PROPERTY DESCRIBED IN THE ATTACHED NOTICE

You are hereby notified that the parcels of real property described below and located in Lyon County, Minnesota, are subject to forfeiture to the state of Minnesota because of the nonpayment of delinquent property taxes, special assessments, penalties, interest, and costs levied on those parcels.

The time for redemption from forfeiture expires if a redemption is not made by the later of (1) 60 days after service of this notice on all persons having an interest in the parcels or (2) May 14, 2018. The redemption must be made in the Auditor/Treasurer’s office.

FAILURE TO REDEEM THE LANDS PRIOR TO THE EXPIRATION

OF REDEMPTION WILL RESULT IN THE LOSS OF THE LAND AND

FORFEITURE TO THE STATE OF MINNESOTA.

      a)  Click on the "201x Tax" record to provide options for the tax statements for the current and previous year.

      b)  Click on the "201x Value for Tax Payable 201y" record to provide options for the value notice for the current and previous year and for the current year truth-in-taxation (TNT) notice.

 

To view a tax statement, after 1-4a above --  On the top right corner of the screen click the button to view the tax statement for either the previous or current tax year.  Print or save, if so desired.

To pay by credit or debit card, after 1-4a above -- Near the middle of the screen click the button to Pay by Credit Card and complete form.  (The vendor charges a convenience fee of 2.49%.)  You are able to add additional parcels to the shopping cart and can choose an amount to pay.
